Home Reno or Bust!





Over the past year, we have been feeling like we needed to do something different with our living situation!  We LOVE our house but it just didn't have certain features we wanted and it felt like time to consider renovating or moving.  After doing a lot of looking, there just wasn't anything on the market.  Houses in our area are flying off the market and everything is super over priced (great for us if we decided to sell but bad to buy high), and we looked at several houses that cost $40-60,000 more than ours that still needed work.  Honestly, I wouldn't have taken an even trade of our house for the ones we looked at.  

We love our neighbors, location and a lot about our house.  After a lot of serious talk and prayer, we decided to renovate and stay put for 7-10 years until we're ready to buy our forever property and build.  Unfortunately, we can't get everything we wanted in our current house, but we can get pretty close!

Issues with our house:

  • Large L shaped dining room and extra living room (The extra living room can't really be used for anything and currently houses my piano, some basic decor and most likely planners on any given day!)
  • Super small galley kitchen with zero storage (Seriously. All our food fits in one two door cabinet.)
  • One bathroom with no exhaust fan and one with one that doesn't work that also has fixtures we're unhappy with and needs a vanity, sink and major decor update.
  • Big trees that have taken over the front yard and landscaping that needs updating.
  • Two extra bedrooms but one of those is my office (If we decide to have kids, this limits bedrooms.)
  • All exterior doors need replacement.
  • Our outdoor space needs to be revamped to allow for actual enjoyment.
  • No mudroom/drop zone area.

Projects:

  1. Add a wall to separate the L shaped dining room and living room. The extra living room will be converted into a new office for me. This will also require new lighting, bookcase built-ins and new decor.
  2. The closet as you come in from the garage is being converted into a mudroom/drop zone area (My dad is already working on this project, and I can't wait to show you)!
  3. The dining room is getting new lighting, board and batten and built-in cabinets on each end to expand kitchen/china/food storage)
  4. The current kitchen cabinets are getting new doors and will be repainted to match the new cabinetry going in the dining room
  5. The hall bath will be getting a new sink, painted vanity, all new fixtures (currently bronze, will be brushed nickel).
  6. Installing board and batten in our long hallway.
  7. Recessed lights will be added to all bedrooms most likely.
  8. All new paint in every room except the master and master bath because we still love that color. 
  9. We will be keeping some decor but most rooms will be completely redecorated.
  10. Our covered porch is being converted to a screened in porch, and Jared is adding a grill pad and fire pit outside of it.
  11. We will install all new exterior doors.
  12. The landscaping will be redone.
  13. The trees outside are coming down.
  14. Our house has a lot of black iron on the outside that gives it a look we do not love so that will all be coming down too.

Wow! After typing that out, I'm reminded again that it is a LOT. BUT we do not plan to do all of this overnight. We are starting on some of the projects right away but plan to take our time finishing up everything we want to do. A lot of it has to happen in stages. For example, I can't move my office until the wall is built and the dining room cabinetry can't be installed until the wall is built because that will affect the exact measurements of the wall it will be on.  

My dad is converting our closet, and we are going to do the board and batten, decor and all the outdoor work (besides the trees and screened in porch) ourselves.  I tried to volunteer myself to do more but Jared quickly reminded me that I already have more on my plate than I can handle, and I decided to let him win on this one (mostly because he was right).  

Overall Inspiration:

At first I would have said ALL WHITE EVERYTHING but after protests from my husband and weird looks from most everyone I told (except my friend Katie and my stepmom Darlene - shout out to them for getting my vision!!), I have spent a lot of time thinking about how I want our house to look and feel, and I have a pretty decent plan. Jared and I want our house to have a clean and put together look but still feel warm and inviting. We will be using grays, whites and blues throughout our house and then decorating with warmer colors to help bring in warmth.


Honestly, I'm just excited to sit down when it's all done and just love our home. I can't wait to host our friends and family in the finished space and make lots of memories! My goal is to be completely finished with all the major projects by the end of the year. I'd like to say to have all the redecorating finished by then too, but I'm trying to be realistic. I want to be very picky and make sure we love everything as we go and that when I update the decor that we're using pieces we love and that we will enjoy for a long time.

  3. Oh wow, I can't wait to see how everything comes together! I remember when we were house hunting, I said a one bathroom home was a deal breaker. Have you thought about being able to utilize the existing plumbing to create another bathroom or half bath? My brother just purchased a one bath home, and is adding an extra bathroom in the basement with the existing plumbing. And lol at the men shooting down the all white everything vision, my husband totally would too - ha! <3
